Terms And Conditions

1. Unless otherwise agreed, the house will be rented on a weekly basis with rentals normally starting on a Wednesday or a Saturday.
2. A non refundable deposit of €200 is required upon confirmation of the booking.
3. The balance is due 8 weeks before the start of the rental except when condition 4 applies.
4. Where the booking is made less than 4 weeks notice, then the full rental is due upon confirmation.
5. Cancellations will be charged at the following:
More than 8 weeks - Deposit Held
Less than 8 weeks - 50% of rental cost will be held (excluding Deposit).
Less than 2 weeks - 100% of rental cost will be held (including Deposit).
The cancellation date will be defined as the date upon which we receive the notice of the cancellation.
We will agree to a full refund, if you are unable to travel due to Government Restrictions,
Or if you prefer, we can give you alternative dates, of the same cost.
If you are unable to travel, due to you, or one of your party contracting Covid-19, or, being a close contact, we will not refund the payment,
and the cancellation process will be as per our Terms and Conditions.
If you are a close contact or contract Covid -19 this would go through your travel Insurance.
6. The house will be available from 17.00 on the first day of the rental period (unless otherwise agreed). This is to give enough time for the cleaners to thoroughly disinfect the house.
7. The house must be vacated by 10:00 sharp on the last day of the rental period (unless otherwise agreed).
8. No refunds will be made for late arrival or early departure.
9. A refundable deposit of €200 to cover damage / breakages will also be due upon confirmation of the booking, and will be returned to the client after the holiday, assuming that no damages, breakages occurred or additional cleaning.
10. Furnishings / fittings and Pool area, must be left in a similar condition to that in which they were found on arrival. In the event of damage or loss, the client is responsible for the cost of any repair or replacement.
11. Any breakages and damage that may occur should be notified immediately to our agent. The situation will be viewed sympathetically as long as we are notified prior to the post holiday inspection.
12. The owner or their agent reserves the right to inspect the property during the rental period. Any inspection will be by prior appointment with the client. From time to time, we may need to carry out repairs on the house, we will try and do this, with as little disruption to your holiday as possible.
13. The client undertakes not to disturb the peace of the neighborhood and, in particular, noise should be kept to a minimum between the hours of 22:00 and 08:00. Casa De Rossi is situated in a Residential Area.
14. The rent is inclusive of standard utilities (electricity and water). Clean bed linen and towels are provided on a weekly basis. The towels are not to be taken outside the house.
15. The Air Conditioning ( if paid for) MUST only be used when ALL doors and Windows are closed. 20 degrees is the preferred room setting.
Please open windows during your stay to air the rooms as there is a high humidity which causes mildew on the walls
16. Any misuse of the Alarm system or Panic buttons, will incur an additional charge. Alarm must be set at all times while not in the Villa, as we are not covered in our Insurance if this is not on!.
17. The house must be left in a reasonable state on departure otherwise additional cleaning charges may be added.
18. All seat covers from the Shaded Patio area MUST NOT be used at the Pool area for Sunbathing, as the Sun Oils damage them.
19. Any unreasonable "Call Outs" to our House management during your stay will be charged at an additional cost.
20. All people staying at Casa De Rossi MUST have full holiday insurance.
We do not take any responsibility for loss, injury or accident whether personal or otherwise suffered by you during your stay and recommend that you purchase adequate insurance before visiting the island.
21. The Principle Resident Guests to Casa De Rossi must be at least 28yrs of age. The owners reserve the right to refuse the rental offer on the house, to any persons they deem unsuitable.
22. Casa De Rossi is available for relaxing family holidays, NO hens/stag parties will be entertained whatsoever.
By placing a booking, you are indicating that you agree to the terms and conditions set out above.
Upon receipt of the final balance of your holiday, we will send final confirmation and provide further details about the house, our agent, and obtaining the keys.
We have aimed to furnish and equip Villa Rossi as a "Home away from Home" and we hope that you thoroughly enjoy your stay in our villa.
